The real estate sector anticipates an increase in transactions and places the focus on sustainability.
Expansión’s 2026 Real Estate Experts Panel has brought together leading professionals from the sector to analyze the evolution of the real estate market in the new year. Among the participants was Eduard Mendiluce, CEO of Aliseda, who shared his perspective on the main trends that will shape the year.
Following a 2025 characterized by significant growth in activity, Aliseda’s CEO foresees a dynamic year, with increases in both transaction volumes and prices. “We expect growth in both transaction volumes and prices, exceeding 700,000 transactions,” he notes in the extensive report.
However, the current context also presents significant challenges. In this regard, Mendiluce highlights the importance of increasing the housing stock in order to respond to strong and sustained demand. To this end, he considers it essential to mobilize existing housing, streamline urban planning approval processes, and promote public-private collaboration models for long-term affordable rental housing, providing stability and certainty for investment.
Residential refurbishment will be another key driver of the market in 2026. Eduard Mendiluce stresses that it is necessary to decisively promote this area in order to meet the objectives established by the new European regulations. In particular, he underscores the need to strengthen Energy Efficiency Certificates (EECs), increasing their value to match that of industrial EECs, so that they can facilitate financing for homeowners’ associations across the country.
