Eduard Mendiluce, CEO of Aliseda, analyzes the company’s growth and transformation in EL PAÍS
In an interview published in EL PAÍS, our CEO, Eduard Mendiluce, reviewed Aliseda’s evolution toward an end-to-end real estate asset management model based on specialized advisory services, land master planning and development management, and energy retrofitting.
We currently manage over €11 billion in assets, and over the past year, we have raised €2.7 billion from more than 180 investors and developers. This growth reflects the market’s trust in our ability to reposition assets, maximize their value, and provide our clients with the same technology and tools we deploy for large-scale portfolio management.
During the interview, Eduard emphasized that we expect to reach €4 billion annually in third-party assets under management. "We are the private banker for the average Spanish investor, who trusts us to manage their wealth," he explains.
Land development remains another core strategic pillar. Over the past year, we have sold more than €400 million in land assets, consolidating master planning and land management as a key driver for value creation.
Eduard also highlighted the opportunities surrounding energy retrofitting through EFFIC, particularly given the projected growth in converting offices, industrial units, and commercial premises into residential space.
Finally, the interview focuses on the need to unlock private land, streamline urban planning procedures, and boost building renovations to increase housing supply and address current real estate challenges.
