Aliseda, a leading real estate consultancy and asset manager in Spain, has completed the sale of the Málaga Halley building to New Winds Group. The office asset comprises approximately 8,800 sqm and 180 parking spaces, and is located on Avenida de Velázquez in Málaga. The transaction follows the completion of a comprehensive refurbishment and repositioning process aimed at establishing the property as one of the city’s leading corporate office buildings.

Active asset management and transformation strategy

This transaction marks the culmination of the active asset management strategy implemented by Aliseda for Málaga Halley, encompassing the identification of the asset’s potential through to its refurbishment, repositioning and commercial activation. The main objective was to transform a property with further potential into a building fully adapted to the current needs of businesses and the technology and corporate sectors. In addition, the building benefits from a strategic location, with excellent connections to the airport, the MA-21 motorway and the city’s main transport routes.

The repositioning process led by the company included comprehensive improvement works aimed at:

● Modernising the asset and enhancing its commercial appeal.

● Raising its standards in terms of quality, efficiency and sustainability.

● As a reflection of these efforts, the building has obtained a BREEAM In-Use Very Good certification, recognising its sustainability performance and operational efficiency.

A benchmark in Málaga’s office market with high-quality tenants

Thanks to this strategy, Málaga Halley has strengthened its positioning as a modern, flexible and competitive office space, responding to a market characterised by growing demand and a limited supply of up-to-date office stock.
