Aliseda, through its brand Excent, has launched the marketing of BERA, a new residential project consisting of 165 homes in Los Berrocales, one of the key urban developments for the growth of the residential stock in the southeast of Madrid.

The project, promoted together with Dazia Capital and BGO, features the design of the prestigious Estudio Lamela, led by its executive president, Carlos Lamela, renowned for major works such as Terminal 4 of Adolfo Suárez Madrid-Barajas Airport.

The development includes 165 homes, 165 storage rooms, and 248 parking spaces, distributed across two blocks of up to nine stories. The homes range from one to three bedrooms, with different layouts, spacious common areas, and high-quality materials. The total investment amounts to €63 million. BERA is also the only development that includes a complete superblock in Los Berrocales, further reinforcing its distinctive character.

During the presentation of the project, Excent’s director, Leo Vega, highlighted “the special excitement it represents for Aliseda to participate in such a unique and exclusive project” and assured that the development will be “a benchmark, both in Los Berrocales and in other areas of Madrid.” Vega also emphasized Aliseda’s commitment to consolidating itself as a major platform for generating opportunities in the real estate sector, both residential and tertiary. Currently, Excent manages the sale of more than 5,000 homes from 100 different developers across Spain, through its commercial network and digital sales channels.

Delivery of homes scheduled for 2028

The project foresees the start of construction at the end of 2026, with delivery of the homes scheduled for the final months of 2028. Initial data indicate that sales have begun with a very positive reception, aimed mainly at young people and first-time buyers, as well as some investors. Prices start at €265,000.
