After 6 years of management, we unblocked a stalled partial plan, achieving an annual return rate (IRR) of 15% and a multiple on invested capital (MOIC) of x2. With a net profit of €21M, the project includes 589 homes, a hotel, and more than 68,000 m² of buildable area. An operation that demonstrates our ability to transform strategic land into consolidated assets, generating urban and financial value.
For 4.5 years, we managed land affected by the coast law, achieving an annual return rate (IRR) of 12% and a multiple on invested capital (MOIC) of x4. With a net capital gain of €12M, the project includes 137 homes and more than 14,000 m² of buildable area. An operation that demonstrates our ability to transform complex land into high-value opportunities, with a direct impact on the urban regeneration of Sanxenxo.
Since 2020, we have led the compensation board for unconsolidated urban land for 1,356 homes, unblocking a development stalled since 1998. Through agreements with the City Council and neighbors, a new urban plan focused on sustainability and mobility was approved. With a multiple on invested capital (MOIC) of x1.8 and more than 29,000 m² of residential buildable area, we consolidate our position as a key agent in the urban transformation of A Coruña.
We redefined the use of consolidated tertiary land of 34,000 m², incorporating residential use through agreements with the Urban Planning Management. This included 203 homes (48 subsidized) and achieved a saving of €4.5M in urban planning monetization. With a multiple on invested capital (MOIC) of x1.9 and more than 24,000 m² of residential buildable area, we demonstrate our capacity to generate value through strategic planning.
